About Service
The most expensive mistakes in development happen before construction starts. A brief that doesn't reflect what the market will support. A site that carries constraints nobody identified early enough. A procurement model that transfers the wrong risk to the wrong party. A feasibility that looked compelling until it met reality.
Development advisory is about preventing those mistakes — and creating the conditions for a project to succeed before significant commitments are made. For owners and developers who need more than advice, bryr. can extend that engagement through the full development lifecycle as your owner's representative — from concept through to handover.
How we work
We engage at the earliest point possible — before the team is assembled, before the brief is locked, before the capital is committed. We work through the concept, test the assumptions, identify what's missing, and give the owner a clear-eyed view of what the project requires and what it's likely to deliver.
Our advisory is independent. We don't have a vested interest in the project proceeding — only in the owner making a well-informed decision. Where the advisory leads to a decision to proceed, we can continue as the owner's representative through design, approvals, procurement, and construction — maintaining a clear line of sight between the original development intent and what is actually delivered.
Process steps
Concept review and feasibility assessment. We review the development concept and test the feasibility assumptions — programme, cost, market, and risk — giving the owner a realistic picture of what the project requires before significant commitments are made.
Site and constraint analysis. We assess the site against the development intent — identifying planning, heritage, environmental, services, and constructability constraints that will affect the project's viability or programme.
Development structure and risk allocation. We work through how the development should be structured delivery model, procurement approach, risk allocation, and how to protect the owner's position through each phase of the process.
Pre-commitment advisory and due diligence. For owners acquiring sites or assets with existing development potential, we provide independent due diligence — assessing the development assumptions and identifying the risks before the transaction is completed.
Design briefing and consultant management. Where the development proceeds, we develop the project brief and manage the design process — coordinating consultants, managing programme, and ensuring the design reflects the owner's objectives, budget, and commercial requirements.
Planning and approvals management. We manage the planning and approvals process on the owner's behalf — coordinating with authorities, managing timeframes, and ensuring the approvals position is protected throughout.
Procurement and team appointment. We structure the procurement strategy, manage the tender process, and support contractor and consultant evaluation and appointment — ensuring the right team is engaged on the right terms.
Construction oversight and handover. We oversee the construction phase and manage the handover process — protecting the owner's position through delivery and ensuring the asset received matches the original development intent.
Our approach
Good development advisory requires people who have been on both sides of the process — who understand how projects are delivered, what goes wrong and why, and what a realistic development looks like versus an optimistic one. At bryr. we bring that experience without a vested interest in any particular outcome. Our measure of success is a client who makes a better decision — whether that means proceeding with confidence, restructuring before committing, or walking away from something that wasn't going to work. For those who proceed, we stay as long as we're needed.
