About Service
Owners and developers carry the risk on a project. They sign the contracts, answer to the board, and live with the outcome long after the contractor has moved on. The question is whether they have the right people protecting that position — across the full lifecycle, at the level of seniority the project demands, and with the accountability that comes from being genuinely invested in the result.
bryr. acts as the client's representative — from scope definition and procurement through to construction and handover. Senior people in the delivery seat, accountable for your programme, your budget, and your risk position.
How We Work
We engage early — ideally before the project goes to market — so the procurement strategy, the contract structure, and the project controls framework are set up correctly from the start. From there we manage the contractor relationship, the programme, the cost, and the stakeholder environment on your behalf — bringing the information you need to make decisions, escalating when things need to be escalated, and maintaining the relationships that keep a project moving even when it gets difficult.
We work as a genuine extension of your team, not a consulting firm managing from a distance. The people you brief are the people doing the work.
Scope definition and briefing. We work with you to define the project scope, establish the brief, and identify the constraints and objectives that will drive every subsequent decision.
Procurement and market engagement. We develop the procurement strategy, manage the tender process, and support contractor evaluation and selection — ensuring the right team is appointed on the right terms.
Design management. We manage the design process on your behalf — coordinating consultants, managing programme, and ensuring the design is being developed in a way that is consistent with budget, programme, and your objectives.
Contract administration. We administer the head contract through construction — managing notices, assessments, variations, and claims in a way that protects your position and maintains the contractor relationship.
Programme, cost, and quality oversight. We monitor programme and cost performance, manage the quality framework, and provide you with accurate reporting — not a version of the project that has been managed for comfort.
Handover and close-out. We manage the handover process, coordinate defect resolution, and close out the contract — ensuring the asset you receive is the one you were promised.
Our Approach to Project Management
Client's project management is only as good as the people doing it. At bryr. we have spent careers on both sides — as delivery contractors who understand how a project is run from the inside, and as owner's representatives who understand what it means to carry the risk. That dual perspective is what allows us to anticipate problems before they become disputes, manage contractor relationships without being captured by them, and give clients the information they need to make decisions rather than the information that makes everyone comfortable.
We work with a small number of clients at any one time. That is not a limitation — it is how we maintain the quality and the accountability that makes the engagement worthwhile.
